Why landlords
use us.

Damp in a rented home needs a clear answer: what’s causing it, what needs doing and how quickly. Guesswork leads to repeat call-outs and unhappy tenants, so we start with the cause.

We deal with the tenant

Give us the tenant’s details and we’ll arrange a visit with them directly, keeping you informed. Quotes and invoices show the property and tenant, addressed to you or the landlord.

Clear findings

You get a plain explanation of what’s causing the damp and what needs doing, so you can make decisions and keep a record of the steps taken.

Track the job online

Each job has a private page showing where things are up to, the booked date, the quote and the invoice, which you can share with the landlord.

When a tenant
reports damp.

Good practice

  1. Acknowledge the report quickly and keep a record of each step.
  2. Get the cause investigated rather than repainting over mould.
  3. Fix leaks and water getting in as a priority.
  4. Check that extractor fans and trickle vents work properly.
  5. Give tenants practical advice on ventilation and heating.
  6. Follow up after the work to check the problem hasn’t returned.

Things to avoid

  • blaming the tenant’s lifestyle without an investigation
  • painting over mould without dealing with the moisture
  • leaving a reported leak or water ingress unrepaired
  • removing or blocking ventilation
  • losing track of what was reported and when

Landlords & letting agents
FAQs.

Do you work with letting agents?

Yes. We work with letting agents and landlords, arranging access with tenants and addressing quotes and invoices to the agent or landlord as needed.

Can you contact the tenant directly?

Yes. Give us the tenant’s name and number and we’ll arrange the visit with them, keeping you informed.

Is condensation mould the tenant’s fault?

Not necessarily. Everyday living creates moisture, but whether it causes mould often depends on ventilation, insulation, heating and the building itself. Government guidance for landlords warns against assuming damp and mould are caused by tenants’ lifestyles without investigating.

What are my responsibilities as a landlord?

Rented homes must be free from serious hazards, and damp and mould is one of them. Rules are tightening, including Awaab’s Law for social housing. Check the latest GOV.UK guidance for your situation; we can help with the investigation and the work.

How quickly can you attend?

Tell us if it’s urgent, such as an active leak or a vulnerable tenant, and we’ll do our best to prioritise it.

Can you give the landlord a record of the work?

Yes. You’ll have the quote, invoice and job page, and we can explain the findings and work in writing for your records.

YOUR ENQUIRY / YOUR INFORMATION

A little clarity.

Damp Guy uses your name, email, property postcode, message, optional phone number and any photos you choose to upload to respond to your enquiry and discuss work you request. With your enquiry we also note the page you sent it from, the name of the website that referred you (such as Google, not the full link) and, if you tell us, how you heard about us and who recommended us. Contact us at contact@dampguy.co.uk about your information.

Why we use it

To take steps at your request before providing a service, and for our legitimate interests in responding to enquiries and protecting the website from abuse. Your details are not added to a mailing list unless you tick the box asking for seasonal tips, which you can stop at any time from the link in every tips email.

Emails about your job

While we work with you, we may email you about your quote, booking, aftercare, payment and, once the work is done, to ask for a review or check everything is still right. These come from contact@dampguy.co.uk. We may send you a private link to a page showing your job’s progress, quotes and invoices. It asks for the property’s postcode before showing anything, and stops working a while after the job is finished. You can ask us to stop non-essential emails at any time.

Where it goes

Your enquiry and any uploaded photos are stored in Damp Guy’s private admin inbox and sent to Damp Guy’s business mailbox, using the existing website and email hosting service. Photos are optimised for viewing and embedded in the notification email. We remove embedded metadata, such as camera location information, from the stored copies. Only authorised administrators can access enquiry photos and invoice records through the website. Please only include photos you are happy to share with Damp Guy. There is no third-party CAPTCHA or advertising tracker on this form.

Security and storage

A necessary, secure cookie lasts for one hour to protect the form. Hashed connection and submission records are kept for up to 24 hours to limit spam and duplicates. The temporary delivery-queue copy is removed after the local mail server accepts it; failed deliveries are retried for up to seven days. The separate admin inbox and mailbox correspondence are kept while needed to handle your enquiry and resulting work. Invoice records are kept for accounting and applicable legal obligations. Private admin records are backed up daily, with scheduled database backups retained for 30 days. Administrative deployment backups and hosting access logs are managed separately. Admin login uses necessary secure session cookies; these are not used for advertising.

Facebook and Instagram

If you comment on Damp Guy’s Facebook Page or Instagram posts, Meta shares your name or username, your comment and its time with our private admin system so we can read and reply. We also keep anonymous reach and engagement figures for our own posts. To have your Facebook or Instagram comments removed from our system, email contact@dampguy.co.uk with your Facebook name or Instagram username and we’ll delete them within 30 days and confirm by email. You can also delete your own comments on Facebook or Instagram at any time.

Optional website analytics

On our main website, if you choose to allow analytics, we collect pages viewed, referring websites, campaign labels, device and browser categories, contact-button clicks and accepted-enquiry counts. We use these statistics to understand and improve our website. Analytics stays on our hosting server. We do not include your enquiry details or photos in analytics. We process your connection address and browser details to create a monthly changing identifier; the address itself is not stored in the analytics database. An identifier in session storage groups activity into visits. Analytics records are kept for up to 90 days, with private backups retained for a further 30 days. Browser privacy signals and visits from admin browsers are excluded. You can decline or withdraw permission using Analytics preferences in the website footer. Your preference is saved in local storage until you change it or clear browser storage. Google Search Console separately provides aggregate search-performance reports; Google does not provide individual visitors’ search terms.

Your choices

You can ask to access, correct or delete your information, or ask us to restrict or object to its use, subject to applicable exceptions. You may also raise a concern with the ICO. Prefer a conversation? Call 07300 626294.
